So you decided to sell. Here’s a hand flowchart that will demystify the process and give you some tips for best results.

THE CLOSING PROCESS

Once you’ve arrived at an agreed sales contract or purchase agreement, the countdown begins to a “closing”.

WHAT YOU NEED TO KNOW…

Who handles your closing is usually determined by your contract/purchase agreement; however, in most cases without this type of agreement, it is at the discretion of the Buyer / Borrower. While not common, the closing process can also be “split” if needed, with each side using their own title company for their personal responsibilities under the contract/agreement.

Once the type of title needed is ordered, the relevant search is needed. We are also starting to compile the relevant information from the realtors, buyers, sellers, and lender, as appropriate.

You will be provided with a Settlement Statement, also known as a Closing Disclosure.  As the name suggests, this statement sums up your transaction, specifying the financial and related matters of the closing. Also, the settlement agent prepares and uses this to confirm that the terms of the sale are met, the funds will be distributed to the appropriate parties and the documents are properly executed and ready for recording.  Here’s a tip… remember to bring your photo ID!
